How Permit.ca Works

Four Steps. You Stay in Control.

    Tell us what you're building

Plain English. No jargon, no code books, no idea who you need that's exactly the point.

  2. 2

    Compare Quotes

Apples-to-apples pricing. We verify every professional's licence before they can even bid on your project.

  3. 3

Fund one milestone at a time and review the submitted work before payment moves to the next stage.

  4. 4

Track It to the Finish Line

Drawings, revisions, and city permit status all in one dashboard. No lost emails, no dropped balls.

HVAC drawings weren’t in the original quote

Without Permit.ca

Delay

8 weeks

Cost incurred

$9,000

With Permit.ca

Your professional reviews the full scope mechanical included before you ever see a price. Scope reviewed before you quote.

Kitchen exhaust and make-up air calculations missing

Without Permit.ca

Restaurant fit-out. Two rounds of city comments before it cleared.

  • One licensed point of contact
Contractor

No structural detail at the new-to-existing connection

Without Permit.ca

Two-storey addition. Crew was scheduled and had to stand down mid-job — then had to explain why to an unhappy client.

Delay

5 weeks

Cost incurred

$26,000

With Permit.ca

Your structural engineer flags every connection point before your crew is ever booked — so the schedule holds, and nobody has to make that call to the client.

  • Every connection detailed before the crew books
  • Nothing paid until you approve
  • One licensed point of contact

Without Permit.ca

Warehouse conversion. Equipment arrived before the permit did.

The Permit Workspace

From First Quote to Permit Progress.
All in One Workspace.

Keep quotes, drawings, revisions, messages, milestones and
permit status tied to one project.

Side-by-side quotes

Spot what one includes and another leaves out.

Messaging and calls

Call from the thread. Calls are recorded and transcribed as part of the project record, with notice before the call starts.

All documents in one place

Drawings, revisions and permits — not buried in email.

Real-time permit status

Submitted, under review, revisions, approved.

Milestone payments

Fund one milestone at a time.

Verified reviews

Only from clients who actually hired and paid.

Scope changes and add-ons

Add a discipline or swap someone without starting over.

One project or forty

Builders and developers run every job on one board.

Something goes wrong?
We step in. Don’t approve the milestone and the money stays where it is while we look at it. If the disagreement is technical whether a drawing is right, whether the scope was met we can bring in an independent licensed professional to review it, because that isn’t a judgement call for a support agent.

The Old Way: "Marketplace? Ask a friend? Google?"

Everyone knows someone who got burned..

The deposit that vanished. The “designer” who turned out not to be registered. The finished work the city made them tear out.

📲 Calls go unanswered.

Three voicemails, two unreturned emails, and an engineer who promised to show up on Tuesday. A month disappears, carrying costs mount, and your file hasn't moved an inch.

🤷 Quotes are vague.

The city demanded stamped plans. Someone told you to call an engineer. Someone else said a BCIN designer—whatever that means. Nobody explains what you actually need to clear City Hall.

😅You don’t know who’s right for the job.

It’s rarely just your call—there’s a spouse, a business partner, or a commercial landlord. Nobody wants to be the person who chose the contractor that stopped answering the phone.

Questions people ask before they post

Does Permit.ca provide engineering or architectural services?

No. Permit.ca is a network. We don’t provide engineering, architectural or legal services, and we don’t give design or code advice. The licensed professionals you hire through the platform provide those services, seal their own drawings, and are responsible for their own work. We verify their credentials — we don’t perform or warrant the work itself.

If it’s free for me, what’s the catch?

There isn’t one. Professionals pay us, not you. You pay no platform fee on the quote, at checkout, or on any milestone. We take our cut from the professional’s side, and only once a milestone has actually paid out.

How do I know these professionals are actually licensed?

We check every licence against the regulator before anyone can quote you, along with insurance and business registration, and we re-check before a project starts. Only professionals who have passed that check can quote on your project.

Where is my money actually held?

Client funds are held by regulated Canadian payment service providers registered with the Bank of Canada under the Retail Payment Activities Act, in dedicated safeguarding accounts. Permit.ca does not hold client funds, and your money is never kept in our own accounts. You fund one milestone at a time, then review the submitted work before payment release.

What if they take my money and disappear?

Your money isn't with them. It sits with the payment provider until you approve that milestone — so there's nothing for them to take and disappear with. If you don't approve, nothing moves and our team steps in with the full record of the project. Where the disagreement is technical, we can bring in an independent licensed professional to review it.

How long does a permit take?

That depends on your municipality, and it isn’t something we or your professional control. What we can tell you is where your file actually sits — submitted, under review, revisions, approved — and we won’t give you a date nobody can stand behind.

Do you cover my city?

We’re across Ontario today. Permit rules change at every municipal boundary, so we match you with professionals who know yours. If your city isn’t listed, post anyway — we’ll tell you straight away whether we can cover it.

What if I don’t know what I need?

That’s the normal starting point, and it’s what the Permit Advisor is for. Tell us what you're building and we'll walk you through how the permit process works in your municipality, what the city's own checklist asks for, and which kind of professional usually handles each part. A licensed professional confirms what your project actually needs. It’s free and you’re not obligated to hire.

What happens if I don’t respond?

If you don’t respond within 10 days of work being submitted, and after two reminders, the milestone approves automatically.

Does Permit.ca provide engineering or architectural services?

No. Permit.ca does not provide engineering, architectural, design or other regulated professional services. Permit.ca is a network that connects clients with independent professionals who provide those services under their own agreements, qualifications and professional responsibilities.
